3 Tips To Prepare For An Estate Sale
My name is Brad and I work with probateresource.com, a real estate solutions company located in metro Atlanta. We specialize in probate and inheritance properties and purchase houses across the US. If you’re planning to organize an estate sale, here are three tips to help you get started.
To DIY or Not
Firstly, you need to decide whether you will manage the sale yourself or hire a company. If you choose to do it yourself, it’s important to question whether you have the patience to handle it. Alternatively, if you decide to hire a company, make sure to research and speak to a few different companies before making a final decision.
Remember to ask about pricing, how long the process will take, and to review their contracts. It’s important to ask about “what if” scenarios as well, such as “What if you don’t sell everything?” or “What if you don’t sell anything?” Be sure to ask a few of those questions.
Purge, Donate, Sell
Tip number two is to categorize everything. Start by creating three categories: purge, donate, and sell.
The purge category is for items that need to be thrown away immediately. You may need to rent a dumpster for this, and if so, I can help you find a reputable company.
Arrange for a dumpster to be delivered to the house. Discard a multitude of items or opt for a junk removal service to collect it. I’m able to recommend several junk removal companies and provide you with details of dumpster providers we regularly collaborate with in our business, a practice I’ve upheld for years.
We frequently declutter residences. Firstly, we eliminate items and then create a separate pile for donations. Are there any items, such as children’s toys, that could be beneficial to others? Would you consider donating some of these toys to charity? Additionally, are there items you’re willing to donate, rather than sell, believing they could be of use to someone else?
You can start by creating a donate pile for things that you don’t need anymore. This way, you can donate and also get a tax write-off. Next, you should make a pile of items that you think people might want to buy. Categorize everything into different groups such as clothes, electronics, and tools. It’s important to sort each group into subcategories, for instance, men’s and women’s clothes, different types of electronics, and different kinds of tools. This will make it easier for you to find everything and avoid chaos, just like when you go to a store. Estate sales are also a great opportunity to find valuable tools.
When selling items, it’s important to categorize them.
Price Correctly
Last tip, you must consider how to price your items. Do you want to sell them quickly at rock-bottom prices, or do you want to make a profit? Perhaps you’re hoping to earn enough to treat yourself and a friend or partner to a nice dinner, or maybe you’re planning to split the profits with your siblings for a family trip to the beach. Regardless of your goals, taking the time to categorize and price your items thoughtfully will help ensure a successful sale.
Are you planning to sell your items at a high price? Keep in mind that people who attend estate, garage, and yard sales are bargain hunters. It’s part of their nature to seek out deals. So if you set your prices too high, you might not be able to sell anything.
Moreover, no matter how much you ask for an item, they will always try to haggle with you and offer you a lower price. This is because they enjoy getting a good deal. For instance, if you’re selling an item worth $500 for $50, they might offer you only $25. Don’t be offended by that. That’s just what usually happens in these situations.
If you don’t want to deal with any of this stuff and you really don’t want to have an estate sale at all, and you just want to sell this house with everything in it, you can go through and get all the keepsakes that you want to keep, and maybe your siblings or whoever else the heirs are want to keep, and then just get rid of all the rest of the stuff. This is what we do; probably nine out of every ten properties that we buy are probate or inheritance properties, and we buy them with everything inside. It’s a great solution.
Let’s Connect
People often like to get done with the selling process quickly and move on with their lives. If that’s what you want, we can offer you a deal on the house. I am a licensed real estate agent with One Source in Woodstock.
If you prefer to list the property and get the best price for it, I would suggest that you clean it out before listing it.
If you want to sell your property, it’s best not to include all the items in it. Most buyers would prefer a clean slate. So, if you choose to sell it with all the items, it’s recommended that you find an investor.
Speaking of which, I’m an investor and I’m interested in buying your property. I’m Brad from Georgia Probate Resource. We are a real estate solutions that specializes in probate and inheritance properties.
