Should we clean out the house? That’s a question I get a lot.

So today I want to talk about a question we get a lot, which is, should we clean out the house? That’s a great question and the answer is, well, it depends. What I typically tell people is that if you are planning on listing this house with a realtor, the traditional way, you should clean the house out.

The reason why is because a lot of times the people, the potential buyers that are walking through this house to look at it, are not going to be able to see past all of the stuff. They can’t see the house. They’re going to see all of your stuff. So you definitely need to make sure that house is cleaned out free of personal belongings, debris, whatever. You can leave a few things behind, maybe like some furniture stuff just for staging, let’s call it, but make sure it’s clear of a lot of personal belongings.

Conversely, if you think that you are going to sell this house to an investor and you feel like that’s the best route for you, you really don’t need to worry about cleaning the house out. A lot of times we’ll have people reach out to us that want us to buy the house from them and they’ll say, “Hey, well, I’ll have you come over in two weeks because we really need to get this house cleaned out.” We stop and say, “Look, we don’t care about all this stuff.” In fact, if you want to leave a lot of stuff behind, we do that all of the time.

I would say that probably nine out of every 10 inheritance probate deals that we buy, we are buying a house with all of the stuff in it. The sellers think that that’s fantastic because they’ve already gone through the house, they’ve gotten all the keepsakes and the sentimental things out of the house that they want to keep. What’s left behind to them is really just junk and they love it that they don’t have to take the time and the effort to clean this house out. They can actually just let us clean it out, and we typically make them an offer on the house that said, if it’s empty, we’ll give you this price. If it’s full of stuff, we’ll give you this price.

So if you are going to sell the house to an investor, don’t worry about cleaning the house out because most investors can see past the junk, unlike maybe a home buyer that’s looking at this house to live in. They really can’t see past the junk.

When you’re selling a house, it’s important to remove personal belongings and clutter from the space. Potential buyers may struggle to see the actual house through all the stuff, which can hinder their ability to picture themselves living there. Leave some furniture for staging purposes, but otherwise clear out as much as possible to make the house feel more neutral and inviting to potential buyers.

If you plan to SELL THE HOUSE TO AN INVESTOR, you don’t need to worry about cleaning it out. Some people who want to sell their house to us worry about cleaning it out before we come to buy it. However, we don’t really care about the stuff that’s in the house. You can leave a lot of stuff behind if you want, as we do that all the time.
