All right, so let’s talk about how we buy houses all over the U.S. and how do we do that?

Okay. I’ve been doing this for a long time. I started out buying properties in Georgia where I live, bought lots and lots of properties and decided to focus on probate and inheritance properties many years ago because I was good at it, my team was good at it. We understood all the crazy complications that come with that. I also understood the value of networking with knowledgeable attorneys. I have a network of attorneys throughout the country that I work with that are advisors, that are partners, that can help us get these deals to the finish line, real estate attorneys, probate attorneys, you name it.

So when we are buying properties across the country, we actually partner with local investors that are boots on the ground in your specific area. And it’s not wholesaling. Like you may have heard about wholesalers, which we do wholesale some properties, but predominantly we buy the property, like we’re the owner who buys it, we’re the one who closes on the transaction. You’re going to see our name and our company on… It’s technically we don’t buy in Probate Resource. That’s not going to be the company on the settlement statement. It’s another sort of LLC, but it’s us, right? It’s us buying the property. And we partner with investors in the specific market.

So we reach out and find experienced investors. We don’t partner with the new guys that don’t know what they’re doing. They have to be experienced, they have to have deals under their belt. They also have to be experienced in the probate and inheritance world. Some of them go through a training course that we’ve created to sort of make sure they have a minimum level of understanding of how probate and inheritance works. And they also need to either work with our preferred attorney that we work with or have their own preferred attorney in their specific market to be able to provide legal advice on deals. They need a probate attorney and a real estate attorney in their specific market, and most investors already do if they’re experienced. They have sort of a team of attorneys and so forth that they work with and advisors to help them get these deals to the finish line. So we’re not working with newbies here.

And they are our boots on the ground. So we’re not going to do the sort of virtual thing where we’re going to send you a contract over the phone and lock you up over the phone and then we’re going to jerk you around, and then send some inspector out to the house and then he’s going to renegotiate you down on price. That’s not the game we play. We partner with people. We are not going to make you an offer on a property to buy your property until we’ve actually come to see it. I know there’s a lot of people out there who will do it sight unseen and do things over the phone. In our experience, most of the time, a vast majority of those contracts never end up either closing altogether or closing for the original contract price. They’re almost always renegotiated or the contracts just get terminated altogether because it’s basically the game of these investors just throwing crap against the wall to see what sticks. And it’s just a numbers game to them. That’s not the game we play at Probate Resource.

We actually will come to the property. Depending on where you’re located, it might even be me. It might be one of the people that works for us directly or one of our investor partners in the specific market. And we only work with one investor partner in each market. We don’t have a ton of them. It’s one person, and that’s the one person who’s going to come out and see your property. So if you reach out to our company and you say, “Hey, I want to get an offer on my house, I want you to buy my house,” you are in South Carolina, and we are going to basically say, “Hey, Mr. Seller,” we gather your information. You’re talking to our team first, and then, “Mr. Seller, Johnny in South Carolina is actually going to come out to your house tomorrow and meet with you, walk through the house. Johnny’s going to make you the offer on the house for the property, and that’s who you’re going to work with.”

It’s not this game of selling your information off to a thousand different people and all of a sudden your phone blows up and you got a thousand calls. I don’t know if you’ve ever gone to some of these websites where you’re trying to get a mortgage or maybe you see a house you like on Zillow and you put in your information and all of a sudden your phone starts blowing up. It’s because they’re selling those leads. We do that a little bit differently where we have exclusivity with an investor in the market, an agent in the market, and they’re their only person in that market that we work with, and we vet them before we ever decide to do business with. They go through our vetting process before we ever send business their way.
